# How can I tell if a website for sale is a young, AI-built site?

Short answer: Read the listing for four things: revenue concentrated in the latest month, content it calls AI-generated or programmatic, one affiliate program or ad network as the only income on a site under a year old, and claims that it is fully automated. None proves a problem; each is a question to ask before you price it.

## Check a listing now, free

FirstPass Memo offers a free red-flag checker for business-for-sale listings and a $79 first-pass memo on a specific listing you send, paid after delivery. Paste any listing below for payback, the asking multiple and its red flags. Nothing you paste leaves your browser. Open the full checker (https://firstpassmemo.com/checker/) to unlock every flag with its seller question. Only know the price and monthly profit? Put them in the link and the check runs on its own: firstpassmemo.com/checker/?ask=45000&profit=1500 (https://firstpassmemo.com/checker/?ask=45000&profit=1500&via=box).

## Why are there more young, AI-built sites for sale?

AI tools make it cheap to put up a site with hundreds of pages in a few weeks, and the idea of buying "boring internet real estate" and letting software run it has brought more buyers to small-site marketplaces. Both trends mean more listings for sites that are months old, mostly machine-written and earning from one program. Some of them are fine businesses. The point of the checks below is to see, from the listing alone, which questions to ask before you pay for one.

## What are the four checks?

Our free checker added four rules on 24 October 2026. Each fires only on facts stated in the listing, and each comes with a question for the seller.

- Revenue concentrated in a recent spike (https://firstpassmemo.com/flags/revenue-concentrated-in-a-recent-spike/): last month's revenue is more than twice the monthly average.

- AI-generated or programmatic content (https://firstpassmemo.com/flags/ai-generated-or-programmatic-content/): the listing says the content is AI-generated, written with an AI tool, or built as programmatic pages. High severity when the site is also under 12 months old.

- One affiliate program or ad network on a young site (https://firstpassmemo.com/flags/single-affiliate-or-ad-network-on-a-young-site/): under 12 months old, and the only income named is one program such as Amazon Associates or one ad network such as AdSense.

- Described as fully automated (https://firstpassmemo.com/flags/described-as-fully-automated/): the text says the site is fully automated, runs itself or runs on autopilot.

They sit next to the existing age rules: under 6 months of history (https://firstpassmemo.com/flags/under-6-months-of-history/) (high severity) and under 12 months (https://firstpassmemo.com/flags/under-12-months-of-history/) (medium). All rules are listed on red flags explained (https://firstpassmemo.com/flags/) and in rules.json (https://firstpassmemo.com/rules.json).

## What does a listing that raises them look like?

The composite listing below is invented for this page and run through the same checker you can use yourself.

Composite example, not a real listing

Product review site, 1,800 articles AI-generated, monetized with Amazon Associates. Fully automated: new posts publish on a schedule. Asking price: $14,000 Average monthly profit: $250 TTM revenue: $4,200 Last month revenue: $1,300 Business age: 5 months Owner hours: 1 hour per week

Traffic sources typed in: Organic search 95%, Direct 5%.

What the red-flag checker (https://firstpassmemo.com/checker/) returns: a payback of 56 months (4.67× annual profit) on average monthly profit, and these flags:

High Only about 5 months of history

Too short to show whether revenue lasts. Early months are often driven by a launch spike or the founder's own network.

Ask: Can you show every month of revenue since launch, and where the first customers came from?

How this rule works (https://firstpassmemo.com/flags/under-6-months-of-history/)

High Content described as AI-generated or programmatic on a site under 12 months old

Content that software can produce in bulk is easy for anyone to copy, and search engines have repeatedly cut traffic to such sites.

Ask: What share of pages was written or edited by a person, what does the site have that a competitor could not generate in a week, and how did traffic move through recent search updates?

How this rule works (https://firstpassmemo.com/flags/ai-generated-or-programmatic-content/)

Medium Depends on Amazon

The listing relies on a platform the buyer does not control. A policy, fee, algorithm or account change there can cut revenue quickly.

Ask: Has the Amazon account ever had a suspension, listing removal or policy warning, and what share of revenue would stop if it did?

How this rule works (https://firstpassmemo.com/flags/depends-on-a-platform/)

Medium Organic search is about 95% of traffic

Search traffic can fall sharply after a Google update, and a new owner cannot control that.

Ask: Can you share 16 months of Search Console clicks and impressions, and any drops around Google updates?

How this rule works (https://firstpassmemo.com/flags/organic-search-over-half-of-traffic/)

Medium Last month's revenue is 3.7x the monthly average

Much of the revenue sits in the latest month. A recent spike may come from a launch, a viral post or a short-lived ranking, and may not repeat.

Ask: Can you share revenue and traffic month by month since launch, and say what drove the latest month?

How this rule works (https://firstpassmemo.com/flags/revenue-concentrated-in-a-recent-spike/)

Medium Only income source on a young site: Amazon Associates

All revenue depends on one affiliate program or ad network, on a site with less than a year of history. A rate cut, a policy change or a closed account would stop it.

Ask: Can you show payouts from Amazon Associates month by month, any policy warnings, and what other income you have tested?

How this rule works (https://firstpassmemo.com/flags/single-affiliate-or-ad-network-on-a-young-site/)

Medium Described as fully automated or running itself

Automated sites still need someone to watch tools, fix errors and keep accounts in good standing, and the tools themselves cost money and can change.

Ask: Which tools and scripts run the site, what do they cost each month, who fixes them when they break, and do they transfer?

How this rule works (https://firstpassmemo.com/flags/described-as-fully-automated/)

Medium No connected data source mentioned

The figures appear to be typed in by the seller. Nothing in the text says revenue or traffic is connected from Stripe, PayPal, analytics or a marketplace check.

Ask: Can you give read-only access to the payment processor and analytics, or exports that match the P&L?

How this rule works (https://firstpassmemo.com/flags/no-connected-data-source/)

Low Concentration not disclosed

The listing does not say how much revenue comes from the largest customer, affiliate program or traffic partner.

Ask: What share of revenue comes from the top 1 and top 3 customers or partners?

How this rule works (https://firstpassmemo.com/flags/concentration-not-disclosed/)

## Does a flag mean the seller did something wrong?

No. A young site with AI-written pages and one affiliate program can be an honest listing at a fair price. The flags say what the numbers have not had time to show yet: whether the traffic survives a search update, whether the income survives a rate change, and how much work "automated" really hides. Price it on what it has shown, not on its best month.

## What should I ask the seller?

- Can you show revenue and traffic month by month since launch, and what drove the latest month?

- What share of pages was written or edited by a person, and how did traffic move through recent search updates?

- Can you show payouts from the affiliate program or ad network from its own dashboard, and any warnings on the account?

- Which tools and scripts run the site, what do they cost each month, who fixes them, and do they transfer?

## How often do these flags fire on live listings?

We re-ran the four rules on the 91 Empire Flippers listings in our teardowns (https://firstpassmemo.com/teardowns/). After reading each hit against the listing text, two raised a flag: one content site whose listing says about half its articles were created with AI-assisted workflows, and one store whose latest month was about 2.6 times its monthly average. Those listings are mostly older businesses; younger sites on other marketplaces are where we expect the rules to fire more. The weekly red-flag index (https://firstpassmemo.com/red-flag-index/) tracks how often each rule fires.

Paste a listing into the free red-flag checker (https://firstpassmemo.com/checker/) to run all of the rules on it in your browser.
